Want the best return on flipping houses in Central Ohio?

‘A’ neighborhoods for investment properties, according to the 2017 Neighborhood Housing Index

Did you know that there is a neighborhood in Columbus where investors saw an 85% gross return on flipping houses in 2016? There is, and it’s Johnstown (43031 zip code). But wait, there’s more! If you’re willing to stretch your mind into accepting Baltimore as part of Central Ohio (it isn’t that far away), you could see nearly a 90% gross ROI. Wow.

Please note: I am not saying that you will definitely see these numbers! I am reporting on a study, and sharing the data with you.

According to Tableu Public’s 2017 Neighborhood Housing Index, here are the top communities ranked by 2016 gross return on flipping houses (included only if gross flipping ROI is 50% or greater), with some other interesting stats included:

  • Johnstown (43031): 85% 2016 gross flipping ROI, 6.8% projected 2017 gross rental yield, 41.6% annual home price appreciation. $2,847 average property tax, 1.2% tax rate, 4.2% March unemployment rate, 19 crime rate (100 is national average), 1.19 school score (1 is the state average), 2.16 affordability
  • Canal Winchester (43110)69.9% 2016 gross flipping ROI, 8.2% projected 2017 gross rental yield, 12.7% annual home price appreciation. $3,282 average property tax, 1.8% tax rate, 3.9% March unemployment rate, 9 crime rate (100 is national average), 1.17 school score (1 is the state average), 2.11 affordability
  • Westerville (43081)68.3% 2016 gross flipping ROI, 9% projected 2017 gross rental yield, 13% annual home price appreciation. $4,347 average property tax, 2% tax rate, 3.6% March unemployment rate, 30 crime rate (100 is national average), 1.13 school score (1 is the state average), 2.27 affordability
  • Hilliard (43026)53.1% 2016 gross flipping ROI, 7.2% projected 2017 gross rental yield, 0% annual home price appreciation. $4,932 average property tax, 2.2% tax rate, 3.2% March unemployment rate, 18 crime rate (100 is national average), 1.17  school score (1 is the state average), 2.34 affordability
  • Pataskala (43062)51.1% 2016 gross flipping ROI, 8.3% projected 2017 gross rental yield, 10.1% annual home price appreciation. $3,090 average property tax, 1.5% tax rate, 4.2% March unemployment rate, 20 crime rate (100 is national average), 1.11 school score (1 is the state average), 2.27 affordability

A few other communities with an ‘A’ ranking but that did not meet or exceed 50% ROI were New Albany, Dublin, Pickerington and Ashville.
